The goal in creating the Homestones is to attempt something not necessarily new but perhaps with a new emphasis on fostering an environment where minds can meet, as opposed to what passes for Homes in much of SL Gor. In simpler terms it is an attempt to provide a mature atmosphere with privacy, but allowing for interaction at the same time. The property has been laid out around a central canal complete with extensive improvements intended to foster an opportunity for neighbors to meet if they wish. Hopefully this will encourage good communication between Goreans of various castes and homes. A low wall separates the parcels to allow an owner to have full use and enjoyment of his whole area.
Reasonable price is an important aspect of the concept, there is little benefit to be had in overcharging. We feel that satisfied Landowners are an essential part of the equation. Only two thirds of the land area is slated for sale, the rest, mainly water, is set aside for public use and to lower Lag and its associated confusion.
Group membership is required. This involves an application process which shall be handled by the community itself. The application itself is about attitude and the desire to benefit from association with other Goreans.
Ownership is another part of the mix. While rental properties are a fine alternative and provide opportunities for many, it seems worth the effort to offer the extra security and flexibility that comes with owning. This is a private Island, it is different from buying Linden land, so several conditions shall be laid out to protect the buyer as well as the Island owner.
Group membership is required to own.
Tier is due each month on the same day as you purchased your land, you will be sent a reminder 2 days prior to when your teir is due. There is a 10 day grace period. The rate, we feel matches or surpasses what is offered by the Lindens and by some of the large developers.
The following convenants apply to the sales and ownership of private residences in the Sim of Shai
Costs....The purchase price is currently set at $1.3 to 1.6 L per sq M depending on the amount of land in the parcel. The Estate Owner is willing to buy back at this rate with a month's notice.
Tier...monthly.... Landowners will find that the charges compare very favorably with Second Life rates.
Group....membership in the community group is required to buy and possess parcels in the Sim. Prospective members shall be approved by consensus of the group. Members must be Free Gorean Men.
Theme...the Sim shall conform to a general Gorean theme, including but not necessarily limited to clothing and speech, architecture, technology. and vehicles, including boats. Exteriors of homes will conform more rigidly than the interiors, where residents may choose to to vary substantially from the theme. We perfer a tropical look. Absolutely no Goth, no castles, please.
Role/Play...This is a Gorean area, role play means different things to different people. Hostility and rudeness are unwelcome. Extreme role play shall be confined to ones own property between consenting players. Hopefully the members will not only respect each other's property and privacy, but see that guests do the same. The members are responsible for their guests.
Vegetation...Notice please that many Palms and other tropical plants by Heart have been placed already. Vegetation shall be tropical exclusively or be largely hidden from sight.
Walls... Style and height of the walls between parcels is optional and have been placed there as a guide. Any issue that arises may be addressed by the neighbors involved. The community group can try to arbitrate and suggest solutions when needed. The walls and walkways fronting the central canal should remain unchanged except for height adjustments as desired. Exceptions may be approved.
Disputes...There may be times when reasonable people disagree. This is not a city and there is no central authority beyond the Landowners' Group. In the event that a solution is not forthcoming by normal means. The estate owner shall make the best determination possible to solve the issue.
Shai welcomes and encourages boating. Reasonably, extra prims for Boats on public land shall be charged a modest amount per prim.
